There are two main ways to verify a title deed:
Option 1: Online via Ardhisasa
1. Create an account on eCitizen and log in to Ardhisasa.
2. Go to Land Search under Ministry of Lands.
3. Enter the title or parcel number.
4. Pay KES 500–1,000 via M-Pesa or card.
5. Download the official search certificate with:
o Owner’s details
o Encumbrances (loans, disputes)
o Confirmation the deed is genuine
Results are instant and digital — no waiting around.
Option 2: Manual Land Search
1. Visit the local land registry.
2. Request Form RL26 and provide a copy of the deed.
3. Pay KES 500–1,000.
4. Wait 1–3 days for the search certificate.
Both methods work. The key is: never skip this step before parting with money.
