🚩 Missing security features – No watermark, seal, or embossed patterns.
🚩 Typos & inconsistent fonts – Genuine deeds are crisp, professional, error-free.
🚩 Mismatched parcel numbers – The deed and search certificate must match.
🚩 No registrar’s signature or stamp – Photocopied or smudged stamps are suspicious.
🚩 Poor-quality printing – Genuine deeds use high-quality paper and print.
💡 Real case: In Nakuru (2023), a fake deed had “Registrar” misspelled as “Registar.” One tiny typo cost the buyer KES 3M.
Always double-check details against the official land search. When in doubt — walk away.
