·       Delays — projects can stall for years, affecting investment timelines.

·       Quality issues — the finished unit may not match the promised specs.

·       Financing gaps — banks are often stricter with off-plan mortgages.

·       No immediate returns — unlike rental property, you won’t earn until completion.
